Chin Hin Group Property Launches RM449 Million The NeX Industrial Project in Kota Damansara

KUALA LUMPUR, June 2026 Chin Hin Group Property Bhd has introduced The NeX, its first modern industrial development in Kota Damansara, Selangor, with an estimated gross development value, or GDV, of RM449 million.

The project marks an important move for Chin Hin Group Property as it expands into the modern industrial property segment, targeting businesses that require flexible, integrated and operation-ready spaces in a strategic Klang Valley location.

According to the company, The NeX will be developed on a land parcel measuring about 1.6 hectares, or approximately four acres, along Jalan Teknologi in Kota Damansara. The development will consist of a nine-storey industrial building.

The NeX will offer 242 modern industrial units designed for business use, light logistics and medium-scale commercial operations. These units are expected to support businesses that need more than a traditional office space, while still requiring a location that is accessible and commercially connected.

The built-up sizes of the units range from 2,153 square feet to 5,285 square feet, with selling prices starting from around RM1.769 million per unit, depending on size and space specifications.

From an operational design perspective, The NeX has been planned to accommodate business and logistics needs. The project will provide an external vehicle route capable of supporting heavy vehicles of up to about 10 tonnes.

The development will also include an internal vehicle circulation system from the ground floor to the eighth floor, with a capacity of around five tonnes, making it easier for businesses to manage logistics movement and daily operations within the building.

The NeX is also designed with ceiling heights of around 6.8 metres, as well as 4.5-metre-high roller shutter doors, allowing businesses to move large-scale goods and equipment more efficiently.

These features make the project suitable for companies involved in light industrial activities, warehousing, distribution, product handling, e-commerce support, showrooms, service centres and other commercial-industrial operations.

Beyond its industrial function, The NeX is also being positioned as a new-generation business space that combines work, business and lifestyle elements in one integrated ecosystem.

The project will include facilities such as two pickleball courts, meeting rooms, a gymnasium and a multipurpose hall that can accommodate up to 1,000 people at a time.

The development will also provide more than 600 parking bays to support the needs of users, employees and visitors.

Chin Hin Group Property group chief executive officer Chang Tze Yoong said The NeX was developed as a new model of modern business space that combines work, business and lifestyle elements.

He said the concept reflects the changing needs of today’s industries, which require spaces that are more flexible, integrated and suitable for a new generation of entrepreneurs and innovators.

The project’s location is another key selling point. The NeX will have strategic access to several major highways, including the Damansara-Shah Alam Elevated Expressway, the North Klang Valley Expressway and the Damansara-Puchong Expressway.

This connectivity is expected to strengthen the project’s appeal to businesses that rely on efficient transport access across the Klang Valley, including logistics operators, suppliers, service providers and growing commercial companies.

Kota Damansara is already one of the more active commercial and residential areas in Selangor, with access to established townships, business districts and surrounding urban communities. The addition of a modern industrial development such as The NeX could further strengthen the area’s business ecosystem.

The project also reflects a wider shift in Malaysia’s property market, where industrial and commercial-industrial spaces are gaining attention due to the growth of e-commerce, light logistics, urban distribution and flexible business operations.

Unlike traditional factories or warehouses, modern industrial developments are increasingly expected to provide better design, easier access, lifestyle amenities and a more professional environment for business owners, workers and clients.

The NeX appears to be built around this new demand. Its combination of industrial specifications, vehicle access, lifestyle facilities and event space suggests that Chin Hin Group Property is targeting businesses that want both operational efficiency and a modern corporate image.

The project could also appeal to small and medium-sized enterprises looking for a space that can function as an office, storage area, showroom and logistics base within one integrated unit.

For investors, industrial property remains an important segment to watch because demand is being shaped by changes in supply chains, digital commerce, last-mile delivery, automation and business expansion outside conventional office towers.

The launch of The NeX therefore positions Chin Hin Group Property within a growing market segment that is increasingly driven by practical business needs rather than purely residential demand.

The RM449 million GDV also highlights the scale of the development and the company’s ambition to establish a stronger presence in the industrial property space.

The NeX is being introduced as a new-generation industrial development that combines business operations, logistics support and lifestyle-driven facilities in Kota Damansara.

The development is suitable for Update News because it involves a new property project launch, a significant RM449 million GDV, industrial property growth and a strategic business development in Selangor.
