KLIA Growth Boosts Border Businesses in Negeri Sembilan

KUALA LUMPUR, JULY 2026 – The strategic location of communities near the Negeri Sembilan border is creating new income opportunities as residents benefit from economic activity generated by Kuala Lumpur International Airport.

Areas including Nilai, Labu and Kampung Jijan have experienced sustained demand for airport-related services such as homestays, private vehicle parking, airport transfers and car rentals. Their proximity to KLIA and KLIA2 has allowed local entrepreneurs to serve travellers seeking more affordable and convenient alternatives outside the airport area.

Homestay operators are among the businesses receiving direct benefits. Ruhiyah Samsuddin, who operates an accommodation unit at Residensi KLIA, said her property is located approximately 18 kilometres from the airport and regularly attracts guests travelling for religious journeys, university convocations and major events.

Demand is particularly strong during the haj and umrah seasons, school holidays and Universiti Sains Islam Malaysia convocation periods. Events held at the nearby Sepang International Circuit also contribute to higher occupancy rates.

Major motorsport events such as the Malaysian MotoGP can create temporary surges in accommodation demand, allowing homestay operators to adjust their rental rates during periods when rooms near the airport and circuit are limited.

Homestays remain attractive to families and groups because they generally offer more space than conventional hotel rooms. Facilities such as kitchens and shared living areas also make them suitable for travellers staying for several days or attending nearby events.

Private parking has become another growing source of income for residents living close to the airport. Travellers leaving Malaysia or visiting other states for extended periods often seek alternatives to parking their vehicles at the airport, where longer stays may result in higher costs.

Parking operator Mohamad Maelah said his business in Kampung Jijan provides vehicle spaces together with transportation services to KLIA and KLIA2. Customers are charged RM20 for transportation from the parking location to either airport terminal.

The combined parking-and-transfer package provides travellers with another option for reaching the airport while creating business opportunities for residents with available land, vehicles or transportation experience.

Demand for rental cars has also increased among customers travelling to the airport, attending weddings or participating in convocation ceremonies at nearby higher education institutions. This has widened the economic benefits beyond accommodation and parking services.

KLIA’s influence on surrounding communities illustrates how major transport infrastructure can support smaller local businesses beyond its immediate boundaries. Residents do not need to operate directly inside the airport to benefit from passenger traffic, as travellers also require accommodation, transportation, parking and other supporting services.

Nilai’s position between Negeri Sembilan, Selangor, KLIA and the Sepang area gives local entrepreneurs access to several customer groups throughout the year. These include international passengers, domestic travellers, university visitors, religious pilgrims and spectators attending major events.

The continuing demand also demonstrates the importance of improving local connectivity and service quality. Reliable airport transfers, secure parking facilities, clean accommodation and transparent pricing could help small operators remain competitive as more businesses enter the market.

For border communities in Negeri Sembilan, the airport is not only a national aviation hub but also an important economic driver. Its operations continue to create opportunities for residents to diversify their income and develop services tailored to the needs of travellers.
